We’re absolutely thrilled to share that we’ve taken home Best PPC Campaign (Large) at this year’s UK Agency Awards for our work with Hunters, one of the UK’s leading estate agency networks.
This was a chance to take a step back, dig into the real challenges Hunters were facing, and create a strategy that worked not just for their marketing team, but for every single branch across their network.
understanding the challenge
When we started working with Hunters, they were facing problems we see a lot in the property sector:
- Their ad spend was high, but the results weren’t keeping pace
- Campaigns were too broad, so local branches weren’t getting enough leads
- And when customers did click, the online valuation journey wasn’t always easy to complete
We knew that fixing this wasn’t about spending more money, it was about getting closer to the customer, removing friction, and making sure every penny of the budget worked harder.

We rebuilt their Google Ads account from the ground up, putting local visibility and customer experience at the heart of the strategy:
- Hyperlocal campaigns for every branch, with tailored keywords, ad copy, and landing pages
- Smarter budget allocation to prioritise high-intent searches over broad brand terms
- CRO improvements to streamline the valuation journey, remove usability barriers, and build trust with potential customers
This combination meant we could connect people searching for an estate agent in their area with their local branch, and make it easy for them to book a valuation in just a few clicks.
results
The outcome was record-breaking:
- 70.6% increase in valuation leads (from 2,660 to 4,537)
- 23.4% drop in cost per valuation
- £17.25 ROI for every £1 spent on CRO improvements
- Record months in 2025, with March delivering the highest valuations since 2018
All of this without increasing spend, proving that smarter thinking really can beat bigger budgets.
